The Client had a thriving and fast growing specialized medical therapy practice. They had renewed their existing lease for a new 5 year period only a few months before, and then got approached by their largest hospital system customer to conduct a test pilot program for patients with intensive needs - this would require them to grow more than their current space could handle. Then on the drive into work one day the Client saw a for sale sign outside a vacant stand alone medical building - time to act!
The property was bank owned due to foreclosure of the previous business that owned it and had been vacant for several years. We helped the Client check out the building in detail and had it fully inspected in order to find out what condition it was actually in.
We connected the Client to capable General Contractors who could provide them with quotes on time and money for the work that the Client would need done to get the property repaired and customized ready for occupancy.
We connected the Client to lending sources who would work with them to fund the purchase and repairs using an SBA 504 loan. When one lender fumbled the transaction we helped the Client to change lenders and still complete the transaction.
We secured the medical office building in a prime location for our Client. The property improvements have been designed and permitted and construction is due to start shortly. Our Client is delighted and still pinches herself to check that she is not dreaming.
